Concrete in Loris & Aynor

Concrete for Loris and Aynor — acreage, barns, shops and the wettest rain gauges in the state

Loris took 23.63 inches in Florence, a South Carolina record, and 17 inches in Debby. Inland Horry is farm country on clay and wet sand, where the job is the long driveway, the equipment pad and the shop slab.

Reinforced concrete generator pad and shed slab formed and poured in a sandy backyard with a standby generator beside it

Loris (2,449 people) and Aynor (974) are the small towns of rural Horry County — Loris up Highway 701 near the North Carolina line, Aynor out 501 past Galivants Ferry toward the Pee Dee — surrounded by tobacco and soybean farms, timber, the Green Sea and Allsbrook communities, and the acreage lots that people who want land buy. The soils are the county's inland units: the poorly drained Yauhannah, Ogeechee, Bladen and Goldsboro loams and clays, Carolina bays, and the Waccamaw's and the Little Pee Dee's floodplains. And the rain: Loris recorded 23.63 inches in Hurricane Florence in September 2018, the most any South Carolina station has ever measured from a tropical system, and 17.04 inches in Debby in August 2024, with Conway's river crest following two weeks later.

The concrete out here is bigger and simpler. Long driveways from the county road to a house set back on acreage, with the apron and culvert at the road under the county's free encroachment permit; shop and barn slabs of 1,200 to 2,400 square feet with turned-down edges and anchor bolts; equipment and implement pads; generator pads for farms that can't lose power; and the occasional patio and pool deck. The ground asks for a deeper cut and a thicker compacted base than the beach sand does, the clay asks for joints and for keeping water away from the slab edge, and the floodplain asks for restraint — we don't raise a lot in a mapped zone without the county's approval, and we build shop and barn foundations to the engineer's drawing where one is required.

Questions from Loris & Aynor homeowners

How much is a 300-foot gravel-to-concrete driveway?

A 12-foot-wide, 300-foot drive is 3,600 square feet — roughly $20,000–$32,000 at four inches on a compacted base, plus the apron and culvert at the road. Many acreage owners pour the first 60 feet from the road and the pad at the house and leave the middle gravel.

Do I need a permit for a shop slab?

A detached building over 200 square feet needs a county building permit, and the slab is part of it — with the engineer's foundation detail if the building's span requires one. Under 200 square feet, no permit, but the setbacks still apply.

Why does my old shop floor heave?

Clay. The inland soils swell wet and shrink dry, and a slab poured straight on them moves with them. A compacted granular base, joints and drainage away from the edge is the fix on a new slab; an existing one can sometimes be lifted and the drainage corrected.

Is my land in the floodplain?

Along the Waccamaw, the Little Pee Dee and the bays, often. Florence's water went well beyond the old lines. Flatwork is fine; fill and foundations follow the zone, and we check the map before we quote.
